CONSULTATION

Otherwise known as a Listing Appointment, this is when we meet at your home to talk about your goals in selling your home. We'll talk about the overall process, what you might need to do to get the home ready, your ideal timeline, where you’re going, the market in general and comparable sold properties in your area.

PRICING STRATEGY

Pricing is the key to any sales strategy. Whether it's a seller's market or a buyer's market, nailing down a proper sales price is essential. Buyers are savvy these days so pricing your home correctly is crucial. We'll take into account the state of the local market, the condition of your home and sales of comparable homes in your neighborhood. It is often hard to maintain a non-biased view of your property, so you will want to gather the necessary information in the most objective way possible. I’ll do the research and am also happy to show you the competition.

READY, SET, SHOW!

It's time to get your home in "showing and selling " condition! I can help you prioritize projects that will have the most impact without breaking the bank and also assist in finding contractors to handle the work. How your home looks will impact how quickly it sells and the price the buyer is willing to offer. Most sellers need to pare down and brighten up to ensure that their home shows in its very best light.

MARKETING

I live by the basic premise of marketing: multiple impressions=critical mass! My marketing plan will expose your home to the greatest number of potential buyers possible. Of those, I will work to pinpoint the most qualified buyers to bring to your doorstep. I understand how to sell the positives while downplaying the negatives. High quality photography, well-written copy, and beautiful staging all help. As we all know, presentation is everything (case in point--look at this beautiful website!).

OFFERS AND NEGOTIATIONS

Now that you are receiving offers, how do you know which one is the best for you? It isn't always about the money--there are often several factors involved. I'm here to help you weigh the options and pick the offer that will get you to the closing table, rather then give you the runaround. As we negotiate the finer points of the offer I'll always have your best interest at heart.

THE CONTRACT

Congratulations, you have accepted an offer on your home! Remember that the legalities of this phase are very important. I'm here to answer any questions or concerns you might have regarding the timeline or any paperwork and keep things moving. I'll communicate with the buyer's agent about all their required items, too, to ensure we all get to the closing table.

INSPECTIONS

The buyer will want to get your home inspected and I can help you anticipate any items that may surface during the inspection. Surprises often come up, especially in older homes, and I'll be with you to negotiate any repairs that are needed (and not agree to any that aren't!).

CLOSING

Time to sit at the closing table! Now that you have closed, prepare to vacate your home in the time frame agreed upon. You should make a list of everything you will need to do to turn the property over to the new owners. For example, make sure to cancel utilities, lawn care, pest service, etc. The home and all items specified by the contract should be prepared appropriately for the new owners. Then it's time to fill up the moving van and set off for your next adventure!
